The same sort of thing happens when potential buyers inspect a property for sale and the door knob falls off or a towel rail is left hanging off the wall. These visible signs of poor maintenance are disconcerting in the same way. What else can be wrong?

To avoid blowing it in those first few minutes owners should make sure their property is shipshape before any inspections are conducted. First impressions are lasting ones and well presented properties will help attract buyers. Here is a few tips on presenting your property.

First impressions will be entering the property so ensure lawns and edges are trimmed, trees and shrubs are trimmed, no rubbish laying around and garden beds weeded and mulched. A touch of paint works wonders, such as a freshly painted door or painting inside can help freshen up but be sure to use neutral colours. Kitchen and bathrooms are vitally important in selling a property and need to be spotless and in good condition. Curtains and carpets need to be cleaned or shampooed to make the fresh. It is a good idea to unclutter any rooms of excess furniture or belongings to emphasis space. Ensure you fix and obvious faults like dripping taps, jamming doors, torn fly screens or water stains from old leaks as well as cracks in walls or cornices.

On viewing day it is a good idea to open curtains and windows to allow for natural light and ventilation making the house bright and airy. If pets are present keep them outside and restrained but if possible take them away for inspection times. It's good to set the atmosphere with some soft music or brewing coffee creating an ambience which gives people a feeling of comfort and homely.

Above all its the agents job to sell the property as that's what you are paying them to do, so if you are present keep in the background and let them do their job.
