To hold an open inspection or not?

A question often asked by owners is, "Do I need to have open inspections?" The simple answer is NO, but I always reply, "Why wouldn't you?". If you are serious about selling your property it is to your advantage to have the property open for inspection. There is no reason why you can't also make the property available for inspection by appointment through the week if you want but the truth is a majority of properties sell from open inspections.
Darwin and Palmerston are relatively small cities compared to the larger ones down south and local buyers will buy the newspaper and drive around the suburbs doing open inspections. This has become a weekend ritual for many people looking to buy a property and a way of them looking at multiple properties over a short period, thus saving valuable time. It is true you may get neighbours or people in the street come and look but what's to say they aren't looking for a relative or friend who wants to be close by. They may even tell someone they know who is looking for a property. Buyers find open inspection less intrusive than having to call an agent and be questioned over the phone in order to view a property. The easier we make it to view a property the more likely people will take time to look at it.
When selling your property you should use every possible avenue to promote your property thus enabling a larger audience in order to find that buyer. The more lines we have in the water the more chance we have of catching a fish.
